the rules and regulations as set forth in subsection 1.1.1 and 1.1.2, the
Association should be notified of any non-compliance and the Association sh=
all
issue the Owner a written notice notifying the Owner that he or she has sev=
en
(7) calendar days to remedy the problem.<span style=3D'mso-spacerun:yes'>&n=
bsp;
</span>In the event that the Owner fails to timely correct the problem, the
Association, at its exclusive option, shall correct the problem at the
Owner&#8217;s expense.<span style=3D'mso-spacerun:yes'>&nbsp; </span>The
Association shall provide an invoice for the fee for any work performed plu=
s a
$50.00 fine on the Owner&#8217;s <st1:place w:st=3D"on">Lot</st1:place> to =
the
Owner, of which payment for such work plus fines are due within thirty (30)
days from the date of the invoice.<span style=3D'mso-spacerun:yes'>&nbsp;
</span>If the Owner fails to fully pay the invoice within the prescribed
period, the unpaid balance together with any interest, costs and any reason=
able
attorneys&#8217; fees incurred to collect such unpaid balance shall be a li=
en
on the land comprising the Lot, and shall be a continuing lien upon the Lot
against which such fee is made.<span style=3D'mso-spacerun:yes'>&nbsp;
</span>Each such fee, together with any interest, costs and any reasonable
attorneys&#8217; fees incurred in attempting to collect the fee, shall also=
 be
the personal obligation of the person who is the Owner of such <st1:place
w:st=3D"on">Lot</st1:place> at the time when the fee became due.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>The personal obligation for the pa=
yment
of delinquent fees shall continue even if the Owner subsequently transfers
legal or equitable title to the Lot; however, the personal obligation for
delinquent fees shall not pass to the delinquent Owner&#8217;s successor in
ownership of the <st1:place w:st=3D"on">Lot</st1:place> unless expressly as=
sumed
by the successor(s).<span style=3D'mso-spacerun:yes'>&nbsp; </span>The
Association shall record such liens in the Office of the King County Record=
er.<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; =

be removed from the sidewalks within twenty-four (24) hours of collection.<=

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.3.2<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>No grass cuttings, leaves, li=
mbs,
branches, materials or other debris or accumulations from vegetation,
landscaping, or any other act caused by the Owner shall be dumped or allowe=

accumulate on any part of the Owner&#8217;s <st1:place w:st=3D"on">Lot</st1=
:place>
or the Properties, except that a regularly tendered compost device shall no=
t be
prohibited.<span style=3D'mso-spacerun:yes'>&nbsp; </span></p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=

style=3D'mso-tab-count:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </span><u>En=
forcement
for Trash, Refuse and Accumulations<o:p></o:p></u></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.4.1<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>If an Owner does not comply w=
ith
the rules and regulations as set forth in Section 1.3.1, the Association sh=
all
issue a written notice to the Owner notifying the Owner that he or she has
twenty-four (24) hours to remove any trash or refuse containers from the si=
ght
of the front of the Owner&#8217;s <st1:place w:st=3D"on">Lot</st1:place>.<s=

container(s) within the prescribed period, the Association shall impose a f=
ine
of $10.00 a day for the first violation, $20.00 a day for the second violat=
ion,
and $35.00 a day for the third and subsequent violations of Section 1.3.1.<=

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.4.2<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>If an Owner does not comply w=
ith

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span>1.5<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </span><u>St=
orage
of Goods, Vehicles, Boats, and Trailers</u>.<span
style=3D'mso-spacerun:yes'>&nbsp;&nbsp; </span>No storage of goods, vehicle=
s,
boats, trailers, trucks, campers, recreational vehicles, or other equipment=
 or
devices shall be permitted in open view from any <st1:place w:st=3D"on">Lot=
</st1:place>
or right-of-way.<span style=3D'mso-spacerun:yes'>&nbsp; </span>For purposes=
 of
Article IX, the definition of &#8220;vehicles&#8221; includes, without
limitation, automobiles, motorcycles, motor scooters, all-terrain vehicles,
boats, trailers, trucks, campers, and recreational vehicles.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>For purposes of Article IX,
&#8220;store&#8221; or &#8220;storage&#8221; means leaving or parking any
vehicle, goods, equipment or devices on a <st1:place w:st=3D"on">Lot</st1:p=
lace>
for more than 24 hours.<span style=3D'mso-spacerun:yes'>&nbsp; </span>For
purposes of Article IX, &#8220;temporary&#8221; is defined as less than 24 =
consecutive
hours, and &#8220;permanent&#8221; is defined as more than 24 consecutive
hours.<span style=3D'mso-spacerun:yes'>&nbsp; </span></p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.5.1<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>Owners shall park their vehic=
les in
their garage or designated driveway areas in a manner not inconsistent with=
 the
provisions of this section.<span style=3D'mso-spacerun:yes'>&nbsp; </span>O=
wners
or their guests shall not park their vehicles on the street for more than 2=
4 consecutive
hours, and Owners shall not use the street as a primary parking area for th=
eir
vehicles.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.5.2<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>This provision shall not excl=
ude
temporary parking of vehicles on the designated driveway areas adjacent to
garages on the Lots.<span style=3D'mso-spacerun:yes'>&nbsp; </span></p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.5.3<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>This provision shall not excl=
ude
the storage of goods, equipment or devices during the pendency of a
landscaping, painting, or home improvement project.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>If an Owner intends to store goods,
equipment or devices on the <st1:place w:st=3D"on">Lot</st1:place> during s=
uch a
project, the Owner shall provide written notice of any such project includi=
ng
the estimated length of the project to the Association.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>The Association may not unreasonab=
ly
withhold consent to the storage of such goods, equipment or devices if the
project in the opinion of the Association has the reasonable completion date
for such project. For purposes of Article IX, &#8220;reasonable&#8221; shall
mean the time ordinarily required to complete an identical or similar
landscaping, painting or home improvement project.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.5.4<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>This provision shall prohibit=
 the
storage or parking of disabled vehicles on the <st1:place w:st=3D"on">Lot</=
st1:place>
or street, unless such storage falls within the exceptions set forth in
subsection 1.5.5.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.5.5<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>Permanent parking or storage =
of
vehicles on a <st1:place w:st=3D"on">Lot</st1:place> may be permitted if the
vehicle is adequately screened from the view of adjacent right-of-ways and
Lots.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Screening plans for such
vehicles shall be approved by the Association prior to any permanent parkin=
g or
storage of such vehicle by the Owner.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.5.6<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>Notwithstanding the foregoing=
, an
Owner who has a visiting guest may park the guest&#8217;s vehicle in the
designated driveway of the Owner&#8217;s <st1:place w:st=3D"on">Lot</st1:pl=
ace>
for a maximum period of seven (7) calendar days.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Should the Owner need to extend the
period of time beyond seven (7) calendar days, the Owner shall obtain advan=
ced
written permission from the Association.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span>1.6<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </span><u>En=
forcement
of Parking and Storage Provisions</u>.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.6.1<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>When a vehicle is parked or s=
tored
on a <st1:place w:st=3D"on">Lot</st1:place> or on the street in violation of
Section 1.5, the Association shall issue a written notice to remove the veh=
icle
within 24 hours to the Lot Owner.<span style=3D'mso-spacerun:yes'>&nbsp;
</span>If the Owner fails to timely remove the vehicle, the Association has=
 the
authority to have such vehicle towed and stored at the Lot Owner&#8217;s
expense.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.6.2<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>Notwithstanding the exceptions
provided in subsection 1.5.3, the Association shall issue a written notice =
to
remove any goods, equipment or devices improperly stored in violation of
Section 1.5.<span style=3D'mso-spacerun:yes'>&nbsp; </span>The Owner shall =
remove
such goods, equipment or devices within 48 hours of the date of the
notice.<span style=3D'mso-spacerun:yes'>&nbsp; </span>If the Owner fails to
comply with the notice, the Association shall impose a fine of $10.00 a day=
 for
each day that such goods, equipment or devices are not removed from the <st=
1:place
w:st=3D"on">Lot</st1:place>.<span style=3D'mso-spacerun:yes'>&nbsp; </span>=
If the
goods, equipment or devices are not removed within thirty (30) days from the
date of the notice, the Association, at its exclusive option, may remove su=
ch
goods, equipment or devices from the <st1:place w:st=3D"on">Lot</st1:place>=
 and
arrange for the storage of such items at the expense of Owner.<span
style=3D'mso-spacerun:yes'>&nbsp; </span></p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:2'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&n=
bsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </sp=
an>1.6.3<span
style=3D'mso-tab-count:1'>&nbsp;&nbsp; </span>As to any fines or expenses
identified in sections 1.6, the Association shall provide an invoice for any
towing, removal or storage expenses or any imposed fine, of which payment is
due within thirty (30) days from the date of the invoice.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>If the Owner fails to fully pay the
invoice within the prescribed period, the unpaid balance together with any
interest, costs and any reasonable attorneys&#8217; fees incurred to collect
such unpaid balance shall be a lien on the on the land comprising the Lot, =
and
shall be a continuing lien upon the Lot against which such expense or fine =
is
made.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Each such expense or fi=
ne,
together with any interest, costs and any reasonable attorneys&#8217; fees
incurred in attempting to collect monies owed to the Association under this
section, shall also be the personal obligation of the person who is the Own=
er
of such <st1:place w:st=3D"on">Lot</st1:place> at the time when the expense=
 or
fine became due.<span style=3D'mso-spacerun:yes'>&nbsp; </span>The personal
obligation for the payment of delinquent expenses or fines shall continue e=
ven
if the Owner subsequently transfers legal or equitable title to the Lot;
however, the personal obligation for delinquent expenses or fines shall not
pass to the delinquent Owner&#8217;s successor in ownership of the <st1:pla=
ce
w:st=3D"on">Lot</st1:place> unless expressly assumed by the successor(s).<s=
